Before the architects, before the equity stack, before the entitlement strategy — there is a sentence. The sentence is the thesis. It is the promise you are making to a future guest about who they become when they walk through your doors.
If your thesis fits in a sentence, your destination has a chance. If it requires a deck, it doesn't.
The discipline of writing the sentence is what separates developers from authors. Most projects skip it. Most projects also fail to earn the multiple their pro forma promised.
